What if the "hero" gave them permission to enter, but only on the condition that they weren't allowed to drink his blood? Would they have to agree to the condition to enter? Would they then be supernaturally bound to that condition? Or would they be free to enter and then drain him as they pleased?

They don't have to follow any conditions. So, indeed, he would still be screwed. Maybe not though. I'm not a vampire expert and if I was that'd be bad because it'd imply they're real.
